INSPIRATION

ONE

INSPIRATION MEETING ONE

  • In this meeting, you will get to share the vision of your dream home with our architect.  Bring along any photos of homes that you have used as inspiration and the architect will take notes, make sketches and provide recommendations.

INSPIRATION MEETING TWO

  • Meeting with Limelight Builders and our architect to review the first draft of your home.  Working off of a printed version of the first draft layout, you will direct changes to the design.

INSPIRATION MEETING THREE

  • In this meeting, you will review your changes to the layout from the second inspiration meeting with the architect.  If the layout meets your expectations, Limelight Builders will move into the design phase.  If there are additional changes to be made, the architect will make those changes and another meeting will be held to get your approval.

  • After the layout is approved, the architect will complete a full design of the home.

  • When moving on to the design phase, buyer will pay Limelight Builders $5000 earnest money.  This will be nonrefundable.

DESIGN MEETING ONE

  • The purpose of this meeting is to review the building plans.  This will include all electrical, plumbing, and HVAC as well as complete elevations of the home.

  • You will have the opportunity to make any changes to the building plans at this meeting.

  • If building plans are approved, Limelight Builders will move forward with final pricing of the home.

DESIGN MEETING TWO

  • Limelight Builders will review all of the pricing of the home including all allowances for electrical, plumbing, flooring, cabinets and all finishes.

  • You will have the opportunity to make any revisions at this time to make adjustments to the plan that may impact the pricing of the home.

  • At this phase, you will also plan meetings with all of the vendors to review the selections for your home.  This will include: flooring, plumbing fixtures, lighting, cabinets, trim, and doors.

FINAL

FINAL DESIGN MEETING

  • After you have made your preliminary choices for your home, Limelight will review the final budget for your home for your approval.

  • At this time, you will complete a New Construction Purchase Agreement.

  • Limelight Builders require the following from buyer prior to starting the construction process:

  • Buyer will provide additional earnest money equal to 5% of the final pricing of the home.

  • If buyer owns a lot, buyer will deed over to Limelight Builders.

  • If buyer does not own a lot, Limelight Builders will purchase the desired lot and include those costs in the final pricing of the home.
